Alabama

The Montgomery Area Chamber has announced the newest industrial site in the area. Montgomery County Technology Park is located adjacent to Interstate 85 and U.S. Highway 80, only 10 miles from Interstate 65 and 15 miles from the Montgomery Regional Airport. The 345-acre site is pre-certified as suitable for the microelectronics industry, fully served with all utilities and offers outstanding soil conditions, visibility and accessibility.

The Hollingsworth Cos. has developed a new industrial park near Huntsville at the intersection of Interstate 65 and Interstate 565. The park has excellent interstate access and visibility. A new 108,960-square-foot spec building is located in the new Southpoint Industrial Park. It features very high ceilings and sits on 15 acres.

Arkansas

When Union Pacific built Marion Intermodal Yard in 1998 to accommodate the railroad's expanded East-West intermodal shipping business, Marion officials immediately began the development of Railport Industrial Park near the massive intermodal terminal. Located just north of Memphis, the Railport Industrial Park consists of 2,100 acres of privately owned farm land. The city of Marion has invested several million dollars in infrastructure improvements at the park hoping to attract tenants.

Florida

The St. Augustine Industrial Park at I-95 and State Road 207 in St. Johns County was sold recently for $3 million. The 165-acre property has 3,200 feet of frontage on Interstate 95 and is one of the few rail-served sites in the St. Augustine/South Jacksonville region. Road construction into the park has begun and approvals for up to 1.5 million square feet of industrial/warehouse space have been negotiated.

A new park that could include as many as five flex/warehouse buildings is being planned in Deerfield Beach in South Florida. The 40-acre site is at Powerline Road and SW 10th street. Groundbreaking for the first spec building is expected by the first of the year.

Construction is expected to begin soon on the first building in Longleaf Business Park, a Verizon "Smart Park" slated for a 164-acre tract along U.S. Highway 27 South in Lake Wales, Fla. The park is owned by the city of Lake Wales, which has invested $3 million in roads and other infrastructure improvements. The park is expected to provide up to 1,000 jobs and add $100 million to the City of Lake Wales' tax base when full developed. Longleaf Business Park's first building will be a $2 million, 50,000 square-foot office/warehouse facility being developed on a speculative basis.

Missouri

A new 1.3 million-square-foot underground warehousing facility is under development in Columbia, Mo. The facility is located on an 800-acre site just one mile north of I-70 and with easy access to U.S. 63. The underground space offers ceiling heights of 20 feet, 50-foot wide roadways and ample loading docks. Owners will construct building areas for almost any use including warehouse, storage, office, manufacturing and data processing. Underground advantages include energy savings and climate control, security and lower than average lease rates.

North Carolina

Two new parks are underway in Gaston County. The South Ridge Business Park is located one-half mile north of Interstate 85 only minutes from the Charlotte Douglas International Airport. The park is designed for manufacturing, assembly, distribution and warehousing. The interior access road in the park has been constructed to the highest standards. The topography is gently rolling and all utilities are in place. A Norfolk Southern main line is on-site. The Gastonia Technology Park is a 380-acre site located near I-85 and U.S. Highway 321, only 20 miles east of Charlotte's airport. All utilities are on site.

The Anson County (N.C.) Airport is building a new terminal building and 5,500-foot runway. The $10 million project will enable 10-passenger jets to land at the airport, which is located east of Charlotte midway between that city and Rockingham. The expansion of the airport will involved 380 acres, which will leave 100 acres remaining for an industrial park. The runway is expected to be completed in 14 months and the terminal in 18 months.

A development group that specializes in historic properties wants to convert part of a former school campus in Concord, N.C. into a $10 million office complex. A 12 building campus-style complex is planned for the former Stonewall Jackson Youth Development Center. The 800 acre site, which dates to 1907, was once known as the Stonewall Jackson Training School, named for the Confederate general.

A Trinity, N.C.-based partnership is planning to develop 107 acres in western Randolph County into an upscale corporate park. The park is expected to be targeted for light industrial projects and could attract suppliers to the proposed FedX hub in Greensboro, N.C.

Waterview Grande is a new 142-acre business park in High Point developed by Sedgefield Development. Work has begun on the park's infrastructure. When completed, Waterview Grande will feature almost 1.9 million square feet of retail, office and light industrial space at a total investment that will easily exceed $100 million.

South Carolina

In late June, officials in Lee County and Bishopville, S.C., dedicated the I-20 Industrial Center located near the intersection of Highway 15 and I-20 in Bishopville. The new park has 14 industrial sites each of which is 10 to 15 acres. Lots may be joined to accommodate larger users. All utilities are in place in the park, which is located about 50 miles east of Columbia and 20 miles west of Florence, S.C.

Tennesseee

In September, the Clarksville City Council voted to move forward on a 964-acre, $28.6 million Corporate Business Park expansion. The park is being funded jointly by the city and county. The new park borders Interstate 24 at Exit 4 and is home to 15 manufacturers employing 3,178. The expansion will provide land availability south of the current property along Interstate 24 to Exit 8. Clarksville is located about 40 miles northwest of Nashville.

Trammell Crow is breaking ground on its first distribution center in Memphis. The Dallas-based commercial real estate giant is developing Summit Distribution Center, a 2 million-square-foot, $40 million project. TC plans to build a 708,000-square-foot industrial building on 38 acres of the park in Phase I of the project.

Texas

An 111-acre, master-planned business park is being built right at the two entrances of Austin's Bergstrom International Airport. The new park will feature a privately owned, 2,500-space parking center and direct access to air freight facilities at the airport.

The Wylie Economic Development Corp. is closing on two parcels of land totaling 25 acres to establish a new publicly owned industrial park. The WEDC has already purchased and developed two parks in 11 years. Those parks are now full. The new park is expected to allow up to 200,000 square feet of industrial space.

Synergy Properties of Fort Worth plans to develop 345 acres into two industrial parks just south of the Fort Worth Alliance Airport. Ross Perot Jr.'s Hillwood company manages the city-owned airport and is the developer of the sprawling 9,600-acre industrial development around the airport known as Alliance. The two parks will be called Synergy Park East and West. Industrial buildings under 100,000 square feet are planned for the two parks.

West Virginia

A new business park is under development in Weirton, W.V. The Three Springs Park features 115 acres with excellent access to Route 22, Route 60, I-70 and I-79. Pittsburgh International Airport is located just 25 miles from the park.
