Available Buildings

Alabama

Two excellent properties have recently become available in Montgomery. Thermo King's closing makes that 120,000-square-foot building available for occupancy. The facility is located in an Enterprise Zone and a Foreign Trade Zone. The former 100,000-square-foot Mangum warehouse is also available. It features 11 truck docks and 18-foot ceilings.

There are two buildings that have recently become available in Jackson County, Ala. Jackson County is located in the northeastern region of the state. The first is the former McQuay International facility, a 277,846-square-foot building that features ceiling heights of 21' to the bottom of the roof joists. The building is in excellent condition with 13 cranes ranging in size for ½-ton to 7-tons. Norfolk Southern rail borders the rear property line. The second building in Jackson County that's available is the former Cintas building. This facility is 97,984-square-feet on 25 acres. An addition 28 acres are available for expansion. The building has six docks and one drive-in. Clear height of the ceiling is 20 feet.

The former Russell Corporation building located in Geneva, Ala., has become available. The 40,750-square-foot, single-story industrial facility features 6" concrete floors, three tailgate high truck doors with levelers and a EPDM membrane type roof.

Florida

Two spec buildings are going up at FirstPark@Brandon, which is located just east of Tampa. The two buildings will create 134,000 square feet of space at the park. Developers there are planning three more service center spec space, bringing up to 345,000 square feet of spec space to the park.

The former Rooms to Go facility in Polk County (Lakeland) is now available for lease. The 340,000 square-foot warehouse facility is located directly on Interstate 4 at County Line Road in the Lakeland Industrial Center.

Another building is nearly available in Polk County. A major developer in the South is constructing a 166,800 square-foot spec building at Lakeland Interstate Business Park near Interstate 4 and Kathleen Road. The building, named Lakeland I by its developer, will sit on a 10-acre tract. Tenants already in the park include Pepperidge Farm and Federal Express.

There are several buildings available in Orlando. Crossroads Business Park; description: 100-acre speculative industrial light warehouse project with up to eight buildings; square feet: 1.65 million; budget: $65 million; developer: Corporex; Parksouth Distribution Center; description: distribution facility with concrete tilt-wall construction and 28-foot ceilings; square feet: 134,600; The Lerio Corp. factory: description: nursery supply and plastic planters manufacturing plant under construction in a 24.5 acre industrial park in Poinciana; square feet: 105,000; Challenger II; description: design/build office warehouse shell; square feet: 100,000: Challenger Tech Center II.

Georgia

The Amazon.com facility is now available in south Atlanta. The e-commerce company closed the McDonough facility and is now trying to sublease the 800,000-square-foot building.

An Atlanta developer is planning to break ground on Liberty Three, a $12.5 million, 507,000-square-foot speculative distribution center in Henry County, just south of Atlanta. The building can be expanded to 1.1 million square feet. Henry County is home to a number of big box distributors, including Amazon.com (800,000 s.f.), Snapper, The Sports Authority and Wal-Mart Stores (428,000 s.f.), among others. Distributors use South Atlanta as a gateway to Florida.

A 275,000-square-foot bulk warehouse is being built on spec at the Gwinnett Progress Center northeast of Atlanta. The $8 million facility is being built on a 19.4-acre tract and is expected to be completed in June of 2001.

Kansas

A four-building complex is being built in Lenexa, Kan., a Kansas City suburb. The complex will encompass 226,000 square feet of flex and warehouse space. Completion of the project is set for summer of 2001.

Kentucky

Ground was broken October 10 on the $30 million, eight-acre Louisville Logistics Centre in Bullitt County, Ky. The 870,000-square-foot project will include four buildings ranging in size from 150,000 square feet to 302,500 square feet. The logistics center will accommodate distribution users with requirements of 25,000 to 302,500 square feet. The center is located just off Interstate 65 in the Louisville MSA.

A new spec building is now available in Shepherdsville, Ky., which is located in Bullitt County. The concrete tilt-up constructed building is located in the Cedar Grove Business Park. It encompasses 400,000 square feet and sits on a 43-acre site. The 400,000-square-foot, single-tenant cross-dock industrial building is designed for distribution or manufacturing. The facility is located one-half mile from I-65, approximately 13 miles from the UPS Worldwide Logistics Hub and Louisville International Airport. The building is expandable to 869,500-square-feet and has a 36-foot clear ceiling height. All utilities are available.

Louisiana

There's a 60,000 spec building available in the South Webster Industrial District Park near Minden, La. The building has never been occupied and does not have a floor. Eve heights are 18 feet on one side of the building and 21 feet on the other. Almost seven acres of land goes with the property. This building is attractively priced at $550,000. It is located just over a mile south of Interstate 20 in Northern Louisiana.

Missouri

Construction is set to begin on a shell building in Mitchell Woods Business Park in St. Joseph, Mo. The St. Joseph Chamber is one of the partners developing the 60,000-square-foot facility. This is the third spec building to go up in the park. The previous two sold quickly.

North Carolina

Koury Corp., one of Greensboro's largest developers, plans to construct a new 64,000-square-foot spec industrial building in the southern part of the city. The building will site on 4.2 acres, and will feature 24-foot ceiling heights and multiple rear loading docks.

The 312,000-square-foot Galey and Lord facility in Erwin, N.C. is now available. The building sits on 71 acres located on Highway 217 South. The one-story building features concrete panel walls; 6" reinforced concrete floors; ceiling heights to 26'6" clear; seven dock-high doors and one drive-in door.

A Spartanburg, S.C., development group that concentrates its projects along the Carolinas' Interstate 85 corridor plans a $9 million, 300,000 square foot speculative distribution center in Kings Mountain. It's the second industrial building for Johnson Development Associates and its affiliated companies in Kings Mountain Commerce Park.

A former Belk Store Services building is available. The 148,000-square-foot distribution center on 20 acres in Fayetteville, N.C. is a one-story facility and has reinforced concrete floors, ceiling heights to 29' clear and 4,000 square feet of office space. The building is located less than two miles from I-95 and just around the corner from the Fayetteville Regional Airport. Another Belk distribution center is available in Greensboro. This one is 112,000-square-feet and features ceiling heights to 29'8".

Construction has begun on a 112,000 square foot addition at the International Airport Center near Charlotte/Douglas International Airport and another 220,000 square feet is planned. The business park, which caters to office and flex space users, now has 475,000 square feet in 11 buildings. The 112,000 square foot addition is an expansion of an existing 80,000 square foot building.

South Carolina

The former Duke Energy Hydroelectric Maintenance Facility in Great Falls, S.C. is now available. The 38,810-square-foot facility was built in 1991 with 9,360 square feet of office space and a shop with a 28' ceiling height and a 20-ton overhead crane in place. The 14.5-acre site has ample parking and fronts U.S. Highway 21 within 10 minutes of I-77.

A new 32,400-square-foot spec building with 24' ceilings is for lease in Richburg, S.C. The building is set on 5.1 acres, affords 100 percent expansion capability and is located at exit 65 on Interstate 77, 45 minutes from Charlotte, N.C.

Tennessee

Trenton, Tenn., has a building available. The 60,000-square-foot building features two dock level doors and column spacing at 40'x50'. Ceiling heights are at 22' minimum and 24' maximum.

A Memphis-based developer is building a 200,000-square-foot facility at the Mel-Tech Industrial Park. The facility could be used for manufacturing or distribution/warehouse uses.

Texas

Some of the last remaining tracts of raw land in Garland, Tex.'s Southwest Industrial District are being developed. Three spec buildings are underway on the land, which is located just northeast of Dallas. A Chicago-based developer is building two buildings on spec totaling 944,000 square feet. An Atlanta developer has broken ground on a 517,00-square-foot building on the property.

Virginia-based Internet services company PSINet Inc. will not occupy the 345,600 square foot building it bought recently in Austin. The building is for sale or lease. PSINet planned to set up an Internet hosing center at the two story building in Met Center, a multiuse development in Southeast Austin. The first floor of the building was intended to be a data center, so it offers redundant power and communications connections. The second floor is more suited to offices and was to house people operating the data center. The building is available for lease, but the company prefers to sell it. The tentative asking price is about $34.6 million.

Ground has broken on a second tech center in the North Dallas Platinum Corridor. The two-story, 120,000-square-foot building is scheduled for completion in May. The tech center is the latest in a string of projects under way in the Platinum Corridor, a strip of land on Dallas North Tollway that extends from LBJ Freeway to just north of Highway 121. Eighteen buildings, totaling more than 2.5 million square feet are now under construction in the Platinum Corridor.

Over 600,000 square feet of spec industrial space is going up in Northeast San Antonio. Over 400,000 square feet is slated to be developed over the next year at the Eisenhauer 35 Business Park, located at Eisenhauer Road and Interstate 35. Spec buildings at the park will range from 79,000 square feet to 144,000 square feet. Another 225,000 square feet of spec industrial space is going up in Northeast San Antonio at the Tri-County Industrial Park. Two buildings are being built at Tri-County, one that's 68,960 square feet and a second that's 155,000 square feet.

Four new spec buildings are going up near the western edge of Dallas-Fort Worth International Airport at the Westport Business Center. Groundbreaking for the center is expected by the end of the year. The project is geared to smaller users between 10,000 and 72,000 square feet. The four buildings will total 250,000 square feet.

A 170,000-square-foot spec warehouse is being built in the Arlington Interstate 20 business corridor. An Atlanta, Ga.-based developer is planning a total of seven spec warehouse facilities on the site, which is located in the middle of the Dallas-Fort Worth Metroplex.

Virginia

A new 68,000-square-foot building is now available in Alleghany County, Va. The building features 28-foot ceilings at the eaves with a clear height of 32 feet. The building has four dock-high doors and two drive-in doors. Four thousand square feet has been set aside for office space with the remaining 64,000 designed for manufacturing. The building sits on 22 acres.
