Alabama Super Sites
Mallard-Fox Creek Industrial Park
Morgan County, Alabama
Located in an industrial corridor on four-lane Alabama
State Highway 20 in Decatur, Ala., this industrial park
has approximately 315 acres available for sale with 269
being in one tract. Companies such as Boeing, Worthington
Industries and Hexcel Corporation have already made this
1,000-acre-plus industrial park their home. The 269-acre
supersite parcel is located on the extreme west side of
the park with all utilities being available within a short
distance.
Mallard-Fox Creek is located on the Tennessee River and
has a port facility as well as rail access and is within
12 miles of the Huntsville International Airport and Intermodal
Center and approximately eight miles from Interstate 65.
The industrial area along Highway 20 is also home to such
well-known companies as BP Amoco, Solutia and 3M Company.

Greenbrier Road/Airport Jetplex Sites
Huntsville, Alabama
Huntsville has a couple of supersites that were born and
bred for the semiconductor industry. In fact, both sites
-- Greenbrier Road (Site A) and Airport/Jetplex (Site B)
-- have been certified by the Lockwood Greene Microelectronics
Engineering Group. Both sites have utility infrastructure
that exceeds semiconductor manufacturing requirements.
Site A features 400-plus acres located adjacent to Interstate
565. The Huntsville International Airport is located just
five miles from Site A. Phase I environmental and geotechnical
studies have been completed on Site A. Site B totals 281
acres and is located adjacent to the Huntsville International
Airport.
With two certified semiconductor sites, Huntsville has
certainly placed itself among cities in the South that are
courting the fab industry such as Austin, Orlando, Raleigh,
Dallas/Fort Worth and Richmond.

New West Alabama Site Features Rail, Interstate and
Waterway Access
Crossroads of America
Greene County, Alabama
A fantastic, new industrial park is now being marketed
in West Alabama. Located in Boligee, Ala., the Crossroads
of America industrial park features 1,750 acres that are
rail-served by Burlington-Northern-Sante Fe Railroad and
by inland waterway by the Tennessee-Tombigbee Waterway.
In addition, Interstate 20/59 runs right through the eastern
sector of the property. How many 1,750 acres are there in
the South that feature water, rail and interstate? Not many.
Crossroads is an excellent location for an automotive supplier
or any large user that needs to send product quickly to
a Southeastern U.S. location. The Crossroads site is almost
equidistant between Atlanta and New Orleans, two of the
South's largest markets. This new site is at the heart of
the I-20/59 Automotive Corridor. It is approximately 145
miles from Canton, Miss., home of the newly announced $900
million Nissan plant. Crossroads is also 60 miles from the
Mercedes-Benz facility in Vance, Ala.; 150 miles from the
Honda facility in Lincoln, Ala.; and approximately 175 miles
from the newly announced Toyota engine plant in Huntsville.
The Crossroads site has been studied and no historical
significance has been found. An environmental report is
available and there are no endangered or threatened species
on the site. Geotechnical data is available and there are
no non-attainment areas in Greene County. All utilties are
either on site or in the process of being provided.
It should be noted that Greene County is part of the federal
rural enterprise community program and that the site is
located only minutes away from both the University of Alabama
and the University of West Alabama.

Barin Field
Foley, Alabama
Located in Baldwin County near the beautiful beaches of
Alabama, is a former military facility that is being converted
to an excellent super site. There is a 315-acre at Barin
that would be suitable for large general manufacturing,
distribution or, because of the adjacent runway, aerospace/aviation
industries. The city of Foley owns the land and water, sewer,
electricity and gas are all on-site.

Arkansas Supersites
Interstate 30/J.L. Day Site
Texarkana, Arkansas
This former ranch is a large greenfield site that made
the shortlist for the Saturn project that ended up in Tennessee
a while back. The 1,500-acre site features rail frontage
as well as Interstate 30 frontage. In fact, the site is
directly adjacent to the Union Pacific Rail main line.
The site is located on U.S. Highway 67 North, adjacent
to Interstate 30, nine miles northeast of Texarkana. A large
gas line runs through the property to a Tyson's poultry
plant.

Unique characteristics: Large site with rail and interstate

Suited for: Just about anything, yet big box distribution
and large manufacturing would be best
Florida Super Sites
St. Marks Powder Site
St. Marks, Florida
Here is certainly one of the more interesting Southern
super sites we've discovered. St. Marks Powder, a General
Dynamics Company, located in St. Marks, Fla., is actively
seeking an additional business to co-locate within a 2,000-acre
site which includes available infrastructure and resources
for an industrial facility. But, what's so interesting about
this site is that St. Marks Powder is looking to acquire
or partner with a manufacturer that is willing to locate
on the site. St. Marks is looking for an existing company
with 100 employees or more that has annual revenue beginning
at or above the $15 to $20 million range.
Partnership notwithstanding, the breadth of opportunity
at St. Marks is extraordinary. The site is centrally located
to major metros and is served by multiple freight lines.
Incentive potential is excellent and the aspect of St. Marks
Powder partnering with a locating industry on the site is
quite unique.

A Supersite in Growing Orlando
International Corporate Park
Orlando, Florida
This 200-acre site is located in Orlando at International
Corporate Park, an industrial and office park development
along the Bee Line Expressway in east Orlando. ICP is a
3,000-acre development approximately five miles east of
the Orlando International Airport. The area is considered
one of the fastest growing areas of Orlando and Orange County.
The Bee Line Expressway (SR 528) serves as a major east/west
road between Orlando and Florida's east coast. The route
has been chosen as the corridor for a light rail or inter-modal
connection between Orlando, Interstate 4, Orlando International
Airport, Brevard County, Port Canaveral and NASA's space
facilities.
Alafaya Trail, a north/south road to the Bee Line provides
immediate access to the vast amount of residential growth
that has taken place in east Orange County over the last
couple of years. The connection to the Bee Line is to be
completed over the next couple of years via a new interchange.
This will provide immediate access to the growing areas
of development including the renowned Lake Nona residential
community, the world headquarters of Campus Crusade for
Christ and the University of Central Florida Research Park.
Correct Craft, Inc., a world renowned boat manufacturer,
now located in south Orlando, has begun construction on
a new corporate headquarters, manufacturing and research
test facility on a 137-acre tract just to the southwest
of this parcel in the park.

Westlake Industrial Park
Jacksonville, Florida
Westlake Industrial Park encompasses over 1,000 acres of
light industrial land within five miles of I-10 and I-295
in northwest Jacksonville. Both Norfolk Southern rail served
and non-rail served sites are available ranging in size
from 10 to 500 acres. Located only 11 miles from the city
center, industries locating at Westlake will be in position
to capitalize on Jacksonville's young, energetic and well
trained work force.
Currently under construction at Westlake is the 250-acre
complex for Southeast Toyota Distributors. This facility
has future expansion capabilities up to 500 acres and is
expected to be one of the premier facilities of its kind
in North America.

An Excellent Supersite in the Tallahassee Area
Southwood
Tallahassee, Florida
If your search includes finding a campus-style site in
a market that boasts a sizable technical labor pool, look
no further than Tallahassee, Fla. Tallahassee is a market
with a wealth of potential, albeit one that is just now
being discovered by the corporate world. The Tallahassee
MSA has recently received some positive press. People magazine
ranked it in the Top 3 in its Most Livable City promotion
and Forbes magazine cited Florida's Capital City as the
37th Best Place to do Business out of 200 metro areas. And
with St. Joe Co.'s plans to develop more real estate product
in this market, look for Tallahassee to be on many more
site search short lists in the near future.
In this market, you have an excellent super site to choose
from. Southwood, is located in Tallahassee along Capital
Circle, south of U.S. 27 and 10 miles south of Interstate
10 in Leon County. The location is 4.5 miles from the State
Capitol. The Tallahassee Regional Airport, with air service
provided by Delta, Northwest and USAir, is six miles to
the southwest.
Situated among the stately oaks of Tallahassee, Southwood
is a 3,200-acre, all-inclusive, master-planned community
with residential, commercial, retail and light industrial
tracts. The largest tract for commercial or light industrial
projects is 250 acres. All utilities are either on-site
or contiguous to the site and can be configured to match
user demand. The City of Tallahassee provides water, sewer
and electric service. Gas service is provided by Florida
Gas and fiber is available from a variety of providers.
By the way, on-site video conferencing services will be
made available to all Southwood tenants. Another amenity
worth mentioning is a Fred Couples designed 18-hole Championship
Golf Course, which will be completed in 2002.
Southwood is well positioned to tap into the sizable Tallahassee
labor pool, which offers thousands of programmers and technically
trained workers. The campuses of both Florida State University
and Florida A&M University offer the opportunity to
recruit thousands of graduates annually in key fields.
Kay Stephenson, co-founder and president of Datamaxx Applied
Technologies, Inc. a software company that provides 24/7
mission-critical data to law enforcement agencies from around
the country, will be Southwood's first tenant. She is currently
building a 33,000-square-foot facility at the site. Ms.
Stephenson views her decision to locate in Southwood as
an investment, because she points out "beauty creates
value." She also stresses the uniqueness of the Southwood
environment and adds "many of my employees are excited
about the opportunity to live, work, shop and play all in
one place."
While virtually any large user would find Southwood desirable,
given the site's proximity to the airport, downtown, abundant
new housing and unique community features, this site lends
itself to large campus-style users, particularly companies
requiring a large number of young, technically trained employees.

Hammock Creek Commerce Park
Tallahassee, Florida
A second Tallahassee area super site is the Hammock Creek
Commerce Park. This park features 300 acres, 200 of which
could be reserved for a single user. The site presents numerous
opportunities for multiple lot configurations, making this
property equally suitable for a user looking to build a
commercial or industrial campus with Interstate 10 access
and visibility.
A new water treatment facility is being built by Talquin
Electric on property adjacent to the site. The new treatment
facility will give Hammock Creek an estimated 1 million
gallons per day of water capacity. Gas, sewer, and electric
utilities are in place. Like Southwood, Hammock Creek's
proximity to universities gives users an opportunity to
recruit high-tech talent.

Maryland Super Sites
Triangle Industrial Park
Brandywine, Maryland
Here is a heavy industrial site with adjacent CSX rail.
Located in Brandywine, Md., this site features 225 acres
that could accommodate a 1.6 million square foot contiguous
facility. Brandywine is located just southeast of Washington,
D.C., just off U.S. 301 and State Route 5 (six lane divided
highway).
Immediately adjacent to the site is a $221 million co-generation
electric power plant that's been operational since 1997.
Brandywine has over one mile of CSX rail frontage for multiple
sidings. The site has a completed Phase I audit and is clean.
Interstate 95 is 10 miles from the site.

Mississippi Super Sites
The New Industrial Park
Meridian, Mississippi
Meridian's newest industrial park totals 643 acres and
is located at the intersection of Interstates 20 & 59
and U.S. Highway 45. The site consists of approximately
511 acres of developable land in a highly visible area.
The park is in the earliest stages of development. Flour
Daniel Consulting designed the park, which is served by
Norfolk Southern rail.
This park features an excellent location considering it's
adjacent to where two interstates meet. In addition, there
are four Class 1 railroads serving Meridian. A rail spur
through the park from the Norfolk Southern mainline is proposed.

A Convenient, Superior Location in the Middle of the
Sunbelt
North Lee Industrial Complex
Lee County, Mississippi
Located near Tupelo, one of the South's most dynamic small
markets, is the North Lee Industrial Complex. The park encompasses
923 acres with 569 acres remaining for development. North
Lee features numerous sites including a 130-acre site and
three 60-acre-plus sites. However, there's one supersite
available in the park. This 195-plus-acre site is located
adjacent to four-lane U.S. Highway 45. Also, interstate
quality U.S. 78, which runs from Memphis to Birmingham,
is only 12 miles from the site.
Already there are several large users on this site. Norbord
MS, Inc. operates a large facility in the park as do Sandhill
Furniture and Catalina Lighting. All utilities are on site
and are of industrial capacity. The complex's power supply
is delivered by the Tennessee Valley Authority.
Tupelo has been incredibly successful over the years in
the recruitment of general manufacturers. This park is perfectly
suited for that type of development and would be an excellent
fit for Tier II suppliers to the new $900 million automotive
plant being built in Jackson, Miss. It should be noted that
the Community Development Foundation, Northeast Mississippi's
primary economic development agency, owns the North Lee
Industrial Complex.

Missouri Super Sites
Kansas City International Airport Site
The Kansas City Area Development Council is developing
an excellent site on the Missouri side of the Kansas City
metro area. The site offers 260 contiguous acres, located
on the grounds of the Kansas City International Airport.
The proximity to the airport can provide major benefits
to industries that rely on air cargo or ship or receive
goods such as electronics companies, automotive and numerous
others. KCI is the largest cargo traffic airport in a six
state region.

North Carolina Super Sites
Burton Industrial Park
Onslow County, North Carolina
Located in Jacksonville, N.C., in the eastern portion of
the state, this super site has some unique amenities. For
one, there is a riverside recreation area, with corporate
boat slips. From the site, it's a 20-minute boat ride to
the Intracoastal Waterway and the Atlantic Ocean.
The 725-acre park features some impressive utility infrastructure.
The county provides water at the site via 10" and 6"
lines and sewer through 12" and 8" lines connected
to the city of Jacksonville Land Application Wastewater
Treatment System, which is the second largest in the USA.
Gas and electricity are also in place on site.
Burton Industrial Park has made application to be a "Certified
Industrial Park" through the North Carolina Department
of Commerce and the Global Transpark Region. The park is
also recognized by NC DOC as a super site because all 725
acres are available for a single user.

South Carolina Supersites
The Matrix: A Business & Technology Park
Greenville, South Carolina
Located in Greenville just off of the I-85 "boom belt"
between Charlotte and Atlanta, the Matrix Park is one of
South Carolina's largest and most sophisticated destinations
for light industrial and high-tech companies. Sites from
five to 300 acres are available to single users. All utility
services are available at optimal process quantities. A
full range of services are available from power and natural
gas providers, and water and sewer capacities are expandable
to above several million gallons per day.
The park also features a state-of-the-art fiber network,
providing tenants with unlimited bandwidth and advanced
technolgy services. The fiber network is a self-healing
SONET ring and is fully fault-tolerant.
Interstate access is excellent at Matrix, which is located
at the intersection of US 25 and I-185, and is approximately
four miles from I-85. The park's entrances connect to an
internal road system, easily accommodating truck and commuter
traffic.

Tennessee Supersites
Morganton Peninsula
Vonore, Tennessee
Located near Knoxville in the Tennessee-Tombigbee Waterway
District is Morganton Peninsula, a 1,960-acre tract that
fronts the navigable Tennessee River/Tellico Lake. The site
is 18 miles from Interstate 75 and 33 miles from Knoxville.
CSX rail is located on site as is electric power and natural
gas. Water lines are adjacent to the site and feature 2.3
mgd excess capacity.
This site is interesting in that there are no private landholders.
Morganton Peninsula is part of the Tellico Reservior Development
Agency, a non-profit TVA real estate spinoff. That being
the case, Morganton Peninsula is public land, owned by the
federal government and set aside for industrial development.
TRDA has been quite successful over the years developing
other properties along Tellico Lake, including Tellico West
Industrial Park. A few industries calling Tellico home include
Sea Ray Boats, TRW Koyo Steering, Marubeni Steel and Matsushita
Refrigeration.

East Tennessee Progress Center
Morristown, Tennessee
The East Tennessee Progress Center Industrial Park is the
third industrial park developed by the city of Morristown
and its Industrial Board. Strategically located at the intersection
of Interstate 81 and U.S. Highway 25E, the first phase of
infrastructure development was completed during the fourth
quarter of 2000. The layout of Phase I features five to
20 acres parcels, but a parcel of 200 or more acres could
be incorporated in the park with ease. All utilities have
been designed and installed in Phase I and will be made
available to all parcels as required. The general terrain
is gently rolling and soil and Phase I environmentals have
been completed on the entire park.
The first industry announced its location in the park during
the first quarter of 2001. The area has a large supply of
available, trained labor as well as excellent education
and training institutions. The park has been designed with
protective covenants and offers a prime location and beautiful
setting for a new facility.

New Tech Park Near Nashville To Be World-Class
Williamson County Technology & Research Park
Williamson County, Tennessee
The Nashville area has been one of the hottest markets
in the South over the last five years. And Williamson County,
located about 30 minutes south of downtown, is Nashville's
brightest star. The new tech park is just now getting off
the ground. But as hot of a location as Williamson County
is, it would be prudent to check this site out now or expect
to wait in line.
Backing up Williamson County's attraction to growing businesses
are these items: Williamson County is Nashville's largest
office and retail market at more than 5 million square feet
each; No. 1 in per capita income in Tennessee and 9th in
the nation; a 1998 study ranked Williamson County 3rd in
the nation for future economic growth; a 1994 Wall Street
Journal survey ranked the county 10th on a list of the 20
fastest growing, most educated and wealthy counties in the
nation. So what does such a successful and progressive county
do to further development? It champions a world-class technology
and research park.
When completed, the Williamson County Technology &
Research Park will have about 4 million square feet of institutional,
private research and development space, with up to 60 campus-style
buildings. The master plan indicates that 38 percent of
the land in the park will be used by university research
and R&D office and lab space. Retail, commercial, hotels,
conference center, high school and a commuter rail station
are all planned users of the park. As mentioned, this park
was just recently announced. Much of the infrastructure
serving the park is in the planning stages. However, all
utilities, including a 12-conduit fiber bundle, are adjacent
to the property.
The location of the park is exceptional. The proposed interstate-quality
SR840 is on the south side of the property; CSX Railroad
is on the west; SR31 to the east; Interstate 65 is only
three miles west and the site is directly adjacent to the
SR840/SR31 interchange.
This park will provide exceptional conditions for a work
force and visitors, including landscaped parking areas,
tree-lined boulevards, ponds, walking trails, bike paths,
green belt treatments and other natural areas.

Texas Supersites
Texas Instruments Campus
Midland, Texas
Formerly the Texas Instruments Campus facility utilized
for military semiconductor operations, Midland offers a
super site that has a total gross area of over 400,000 square
feet and 200 acres. The property has been vacant since mid-1998,
but has been operated with systems running continuously
at minimum levels to maintain the stability of the structure.
The facility was completed in 1981.
The facility's layout is quite interesting. Four 40,000-square-foot
manufacturing pods connect with a wide central office corridor.
Clean rooms are including as are a warehouse (60,000 s.f.)
and a large cafeteria. The entire facility is 100 percent
climate controlled and is served by a 20,000-square-foot
central heating/cooling plant. The site is landscaped and
has paved parking for over 1,000 cars. The TI site is located
on Interstate 20 approximately 10 miles west of downtown
Midland in west Texas.

Major Tract Available in Longview, Texas
Smith Property
Longview, Texas
Longview, Tex., has an excellent super site that's already
been looked at by two major paper companies. Up to 800 acres
of prime land adjacent to Interstate 20 makes this super
site worth considering. "We see this mega-site as a
major opportunity for a company needing a large site with
excellent access and as a major opportunity for our community
to support that effort," said John Stroud, executive
director of the Longview Economic Development Corporation.
"Introducing companies to this significant tract of
land has allowed the City of Longview to plan for expansion
of its water and sewer operations and to extend service
to the site when the right company chooses this location."
Longview has entered into contracts providing water to
the city for the next 100 years, according to Ricky Childers,
city manager. "We not only have the desire but the
ability to meet the long-term needs of a company that might
want to locate at this site."
As a result of GM's $750 million expansion of its Shreveport,
La., plant, automotive suppliers have been busy discovering
what Longview has to offer. Longview's super site is within
a one-hour drive on Interstate 20 from the GM plant. "We're
seeing a lot more activity in this area because of our proximity
to the GM plant," Stroud said. "These suppliers
are finding our labor quality and availability to be more
than sufficient. They are also discovering that Longview
has long maintained a pro-business climate, one with the
ability to work with companies on the fast track."
As mentioned, the 800-acre site, which is known as the
"Smith Property," is located adjacent to I-20.
Access for truck traffic is excellent with this location.
While rail is not at the site, a major rail line is adjacent
to the property. The installation of a spur is possible.
Already a significant amount of environmental studies and
permitting has been completed on the site.

Virginia Supersites
Carleton Farm Industrial Park
Newport News, Virginia
Carleton Farm is a 143-acre site located off Interstate
64 in Newport News. The site is an excellent location for
a high-image manufacturing, office or research campus. The
site has direct access and I-64 visibility. Located in northern
Newport News, the site provides ready access to the Hampton
Roads metro area's labor force while being situated in an
uncongested part of the metro area. Commuting from the Greater
Richmond metro area, less than an hour away, also is feasible.
Utilities are readily available at Carleton Farm. A 16-inch
water main exists near the site and sewer is currently available
nearby. A 36-inch sewer line will be put in place this fall.
A Virginia Power substation is located less than a quarter-mile
from Carleton Farm and both 34.5 kV and 12.5 kV distribution
lines are on-site. Gas service is also available. With regard
to telecommunications infrastructure, Bell Atlantic has
an ISDN-equipped central switching station just a mile from
Carleton Farm. Carleton Farm is located in a Virginia Enterprise
Zone and there are significant state and local incentives
available.

Pickett Park
Nottoway County, Virginia
Located in Nottoway County adjacent to the town of Blackstone
on U.S. Route 460 in central Virginia is Pickett Park. The
level topography of this 2,000 acre site features an on-site
airport. Formerly a U.S. Army base, the site is now owned
by Nottoway County. This site is in its planning stages,
however, an environmental survey has been completed.
