Alabama
Bulk distribution in Calera, Ala. is taking off. Graham &
Co. is building a 500,000-square-foot multi-tenant distribution
facility on 35 acres a mile north of the Calera exit on Interstate
65. The building is the largest multi-tenant warehouse ever
built on spec in the Birmingham area. The $15 million building
is part of phase two of Graham's 96-acre Shelby Commerce Park.
The first phase, a 208,000-square-foot facility, is now occupied
by three users.
A warehouse is available in Maplesville, Ala. The building
can process and store materials via rail or truck. The 208,000-square-foot
facility features seven truck bays and four rail docks served
by Norfolk Southern. The facility is located about 50 miles
south of Birmingham near highway 82 and Interstate 65.
The Hollingsworth Cos. has developed a new spec building
near Huntsville at Interstate 65 and Interstate 565. The 108,960-square-foot
building is located in the new Southpoint Industrial Park.
It features very high ceilings and sits on 15 acres.
The former Russell Corporation building located in Geneva,
Ala., has become available. The 40,750-square-foot, single-story
industrial facility features 6" concrete floors, three
tailgate high truck doors with levelers and a EPDM membrane
type roof.
Arkansas
Tyson Foods is selling its 71,914-square-foot facility in
Forrest City, Ark. The one-story building features ceiling
heights to 22' clear. The building includes 16,300 square
feet of office space, 10,000 square feet of cooler area and
2,120 square feet of chilled dock. The facility is minutes
from Interstate 40, 36 miles from Memphis and 85 miles from
Little Rock.
Georgia
Eatonton has a building available. The one-story, 70,930-square-foot
facility features 25' clear ceiling heights and truck dock
facilities that can accommodate eight trucks. The facility
was previously used by Camfil Farr Corp. for the manufacturing
and distribution of industrial filters.
The former West Lumber distribution center in Plainville,
Ga. is now available. The 308,300-square-foot facility has
ceiling heights to 36' clear and features 16 dock-high doors.
The facility is located near Interstate 75 in the northwest
portion of the state near Chattanooga, Tenn.
Kentucky
Atlanta-based Robert Pattillo Properties is expanding its
Louisville area portfolio with the building of a 427,500-square-foot
spec industrial building at the Cedar Grove Business Park
in Shepherdsville. The building, on 44 acres, is expected
to be completed by August. Marketers are looking for a single
tenant for the building, which can be expanded to 855,000
square feet. Pattillo owns two other large facilities in the
Louisville area, including the 500,000-square-foot Guess warehouse
and Linens ' Things' 611,000-square-foot facility.
Louisiana
There's a new spec warehouse ready for lease or sale in South
Tangipahoa Parish. The facility is about 40 miles north of
New Orleans adjacent to Interstate 55 at Port Manchac. The
warehouse has a rail loading platform that can serve up to
eight rail cars at a time. Two 20' x 14' high roll-up doors
at each end of the warehouse provides easy truck access. Manchac.
There's a 60,000 spec building available in the South Webster
Industrial District Park near Minden, La. The building has
never been occupied and does not have a floor. Eve heights
are 18 feet on one side of the building and 21 feet on the
other. Almost seven acres of land goes with the property.
This building is attractively priced at $550,000. It is located
just over a mile south of Interstate 20 in Northern Louisiana.
Mississippi
Olive Branch, Miss., located near FedX's massive Memphis
cargo hub, is getting a large-scale speculative building project
thanks to Atlanta-based Pattillo Properties. The facility,
reported to total up to 1.1 million square feet, is being
built in the Olive Branch Distribution Center. The deal would
be the third such spec development to be built at the 600-acre
park. It's the first venture for Pattillo into the Desoto
County, Miss., and Shelby County, Tenn. (Memphis) distribution
market, one of the largest such distribution markets in the
American South.
The former Motor Guide building is now available in Starkville.
The industrial facility consists of a 108,676 square feet
primary building and two additional freestanding buildings
with approximately 4,100 square feet. The main building includes
50,000 square feet heated and cooled, of which 25,000 square
feet are office area. The facility has direct access to rail
services and four-lane highway. Also available in Starkville
is a 90,787-square-foot prime office/manufacturing/warehouse
facility.
Missouri
Construction is set to begin on a shell building in Mitchell
Woods Business Park in St. Joseph, Mo. The St. Joseph Chamber
is one of the partners developing the 60,000-square-foot facility.
This is the third spec building to go up in the park. The
previous two sold quickly.
North Carolina
Samet Corp. is constructing a 50,547-square-foot spec warehouse/flex
building on 14 acres in High Point. The tilt-up, concrete
building will feature 24-foot clear heights and 12,000 square
feet of office space.
Winston-Salem's Compass Group has completed construction
on a spec flex facility at the Madison Business Park in western
Rockingham County. It's the first spec building at the park,
a 65-acre tract located off U.S. 311 just 22 miles north of
Piedmont Triad International Airport. The 44,000-square-foot
facility is the beneficiary of $500,000 in infrastructure
improvements at the park. All utilities are in place.
The 312,000-square-foot Galey and Lord facility in Erwin,
N.C. is now available. The building sits on 71 acres located
on Highway 217 South. The one-story building features concrete
panel walls; 6" reinforced concrete floors; ceiling heights
to 26'6" clear; seven dock-high doors and one drive-in
door.
A Spartanburg, S.C., development group that concentrates its
projects along the Carolinas' Interstate 85 corridor plans
a $9 million, 300,000-square-foot speculative distribution
center in Kings Mountain. It's the second industrial building
for Johnson Development Associates and its affiliated companies
in Kings Mountain Commerce Park.
South Carolina
New River Industries has placed its 113,640-square-foot building
in Gaffney on the market. The one-story facility features
concrete panel walls; 6" reinforced concrete floors and
ceiling heights to 26' clear. The property is located less
than a mile from Interstate 85 and has direct access to the
Charlotte-Douglas International Airport.
A new 56,000-square-foot spec building is available in Bennettsville,
S.C. The facility, located in northeastern South Carolina
in Marlboro County, features 26-foot eave heights and sits
on 20 acres. The building is expandable to 224,000 square
feet and has three dock doors and a large drive-through.
There is a 131,600-square-foot speculative industrial building
under construction in Florence by Florence County Enterprises,
LLC, which is a joint venture between Progress Energy and
Fox Enterprises. The high quality facility is one of the largest
spec buildings being built in South Carolina.
Tennessee
A large facility is now available in Dyersburg. The 367,560-square-foot
building features 24' 6" ceilings in the original warehouse,
22' 6" ceilings in the expanded warehouse and 42' 9"
clear in the high-bay warehouse. There are 16 dock-high doors
serving the facility. It is located within one mile of Interstate
155.
There's a 110,136-square-foot building and a 63,420-square-foot
building available in Ripley, Tenn. The larger facility features
almost 59,000 square feet of manufacturing space, 15,000 square
feet of office space and a 36,000-square-foot warehouse with
20' ceilings. The entire building is air-conditioned and there
are four dock-high doors with levelers. The smaller building
features ceiling heights between 22' and 26' feet.
Duke Realty has announced it is building 1.5 million square
feet of industrial space in the Nashville market over the
next several years. The first facilities built by Duke will
be at Airpark East, a new 16-building, $100 million complex
that is located next to the Nashville International Airport.
The facilities will include flex, distribution and warehouse
space.
Binswanger is now marketing the former H.I.S. building in
Brucetown, Tenn. The 202,600-square-foot facility's price
has dropped as well from $3.8 million to $2.5 million. The
building is fully air-conditioned with ceiling heights to
24'5" clear. The building features 9,000 square feet
of office space and five 10' x 10' and 18 8' x 10' dock-high
doors and one drive-in door.
Trenton, Tenn., has a building available. The 60,000-square-foot
building features two dock level doors and column spacing
at 40'x50'. Ceiling heights range from 22' to 24'.
Texas
IMI Cornelius has put its 92,000-square-foot building in
San Antonio on the market. The building features concrete
block and insulated metal panel walls and ceiling heights
to 24' clear. It is located in south San Antonio just minutes
from Interstate 35.
Over 600,000 square feet of spec industrial space is going
up in Northeast San Antonio. Over 400,000 square feet is slated
to be developed over the next year at the Eisenhauer 35 Business
Park, located at Eisenhauer Road and Interstate 35. Spec buildings
at the park will range from 79,000 square feet to 144,000
square feet. Another 225,000 square feet of spec industrial
space is going up in Northeast San Antonio at the Tri-County
Industrial Park. Two buildings are being built at Tri-County,
one that's 68,960 square feet and a second that's 155,000
square feet.
A new office/warehouse facility is being built in Mesquite
in the D/FW Metroplex. The building is the first of three
planned at Peachtree Centre. The new 396,750-square-foot warehouse
is designed for single or multiple tenants, with a capacity
of up to six tenants. Other spec buildings planned at the
east Dallas park include a 116,250-square-foot facility and
an 82,250-square-foot building. All buildings will have 30-foot
ceilings.
The former MJ Designs facility in Coppell is now available.
The 510,654-square-foot office and distribution facility is
located in West Commerce Center. The facility is located just
1/4 mile northeast of the Dallas/Fort Worth International
Airport. Its construction features concrete panel walls, 7"
reinforced concrete floors, and ceiling heights to 30' clear.
Virginia
A new 68,000-square-foot building is now available in Alleghany
County, Va. The building features 28-foot ceilings at the
eaves with a clear height of 32 feet. The building has four
dock-high doors and two drive-in doors. Four thousand square
feet has been set aside for office space with the remaining
64,000 designed for manufacturing. The building sits on 22
acres.
